As you drive through the front entrance gates and the magnificent pear archway of the Red Hill Peony Estate, you enter a property that has been in the current owner’s family for 137 years.

The Red Hill Peony Cottage is made from ancient bluestone blocks and is located on the grounds of the Red Hill Peony Estate The cottage itself, is situated towards the back of the 80 acre family property, so is a distance from any other residential building. It provides a peaceful, secluded and classically appointed home amongst the lush green volcanic hills of Red Hill on the Mornington Peninsula.

This old bluestone cottage has recently been renovated, paying close attention to period detailing ensuring that guests feel both relaxed and indulged. The cottage garden and the intimate outdoor living space looks beyond to the  fields of thousands of growing peonies, lilies and dahlias … a truly breath-taking view when in full flower. 

Typically, peonies flower from late-October through to mid-December, lilies late-December to late-January & dahlias January to late-March. During your stay in the Peony Cottage, your vases will be filled with seasonal flowers, which you may take away with you, if you wish. The Cottage has its own private and exclusive outdoor entertainment area including a 92 jet SPA for a wonderful massage, a BBQ and a cosy sitting area surrounding an enclosed fire-pit. You can also mingle at a distance with the kangaroos & our resident echidna (if you are very quiet), on your morning stroll through the bush.

 

In using either the Arthur's Seat entrance or the Pardalote Rise/Stony Creek entrance, the Red Hill Peony Cottage gives you (walking distance) to a number of restaurants: Green Olive,   Tedesca,    Mocks Apples,      a short drive to the famous  Ten Minutes by Tractor,  the winery T’Gallant Cellar door & Pizzeria   and the scrumptious Sunny Ridge Strawberry Farm.

 

Other obviously important places to visit are the Red Hill Peony Estate (300 metres away) when open;   the Red Hill Truffle Farm,  including Truffle Hunts and a few Truffle Degustation dinners, (800 metres up the driveway) and, the famous Red Hill Market, which is held on the first Saturday of the month in Spring, Summer and Autumn ,  and last but not least, the historic Red Hill Show on Victoria’s Labour Weekend in March, a true and rare look at an great Aussie country Show/Fair.  Always check their websites for opening dates to make the most in planning your visit.

  • By making a booking you agree to abide by and comply with these Terms and Conditions as they stand now.

    All bookings must be for only two adult guests, such a number must not exceed the maximum capacity of the accommodation. All guests must provide full details prior to their arrival.

    During peak periods, we may impose different payment requirements and amounts in respect of fees, different cancellation terms and other terms as advised by us.

    We reserve the right to impose minimum nights’ stay requirements at any time.

    Red Hill Peony Cottage reserves the right to decline any booking request.

  • The maximum number of guests allowed in The Peony Cottage is 2 adult persons, no babies, children or pets .The names of all occupants must be disclosed prior to check-in and any changes to your guest list must be communicated with the manager.

    Guests are not permitted to invite additional people to the property without permission from The Owners: Under no circumstances may these additional guests stay the night.

  • No accommodation may be used for functions, parties or events and all bookings are for personal use only and are non-transferrable.

    Guests shall conduct and use the accommodation in a proper, orderly and lawful manner and shall not permit any act, matter or thing which may injure the reputation of Red Hill Peony Cottage or cause loss or damage to any person or property and may not disrupt the quiet of the neighbouring properties.

    Under no circumstances can guests climb fences into other properties, nor move outside the “allowed” walking areas, stipulated in the Cottage Handbook ,within The Red Hill Estate.

    Please do not encourage any physical contact with any domestic stock which will be grazing in neighbours’ properties. The Alpacas are particularly sensitive to loud noise and they can become quite upset and aggressive if interfered with; (let alone their owners!). You may of course quietly stand and watch their antics.

    We reserve the right to terminate your use of the accommodation if an incident occurs or you are in any breach of these terms or any law. Your booking will be cancelled, and your accommodation tariff will not be refunded.

    We reserve the right to remove a person/s without liability if behaviour is not considered appropriate.

    Although the neighbours are some distance away, keep your music down to a medium level so neighbours are not disturbed during your tenancy. Please be aware that you are in a semi-residential area and loud noise (including swearing and screaming) is not tolerated at any time of the day.

    No use of outdoor areas between 11.00 pm and 7.00 am as per Mornington Peninsula Shire Short Stays terms and conditions. The Mornington Peninsula Shire recently enacted laws targeted at short term accommodation.   • Guests are responsible for all damages to the premises and/or loss or damage to any items in the premises. Please notify us immediately should any breakages, damage, or loss occur during your stay. Management reserves the right to withhold the cost/s of repairs or replacements from your nominated credit card. Receipts and photographic evidence (where applicable) will be provided of any damages that require payment by you. Whilst all care will be taken, management accepts no responsibility for personal property left on the premises. Items removed from the property will be charged to your nominated credit card, for example: robes, pool towels, however,,, some products are used to take home; the slippers, small tube of hand cream and any flowers in the cottage vases.

    When the Red Hill Estate’s shop is open, check website for dates, you will be able to stroll over and freely enjoy the surrounding gardens near the family home with the other visiting guests.

  • Red Hill Peony Cottage will use the credit card provided at the time of booking to process any outstanding amounts after checking out, for example breakage and accidently removing any household items.

  • Red Hill Peony Cottage is an adult only venue, children (& babies) are not allowed.

  • Unfortunately, Red Hill Peony Estate does not permit pets to stay or visit in our accommodation area.

    Watch out for foxes, so do not leave food or breakables out overnight. The kangaroos are also very inquisitive, although they only pock around and do not eat human food. Some of the male grey kangaroos are HUGE and completely undomesticated. We, as a family are very respectful of their space and walk carefully away from them. Please do not engage them nor look them in the eye, which is a challenging gesture.

  • Red Hill Peony Cottage is a non-smoking venue. Smoking inside the property is strictly prohibited. Additional cleaning costs will be charged to guests who do.

  • In the case of any problem or complaint, it is important that you as the guests inform us at the earliest opportunity so that we have the chance to rectify the situation as quickly and efficiently as possible. After hours numbers are available in your Cottage Handbook.

    Any complaint, which cannot be resolved locally, must be notified in writing within three (3) days of the end of service provided. If the guest fails to follow this procedure this may hinder our ability to rectify the complaint and reduce or extinguish any claim made. We will try to rectify any problems as soon as possible and within reason. The booking is made in good faith and maybe subject to change. Refunds cannot be given for events out of control of the property owner. Events include, but are not limited to, weather damage, power blackouts, landslides, insect infestation, floods, plane cancellations, civil unrest and any other unusual event.

    The property is a WORKING FARM and is in a location near other working farms, so, from time to time, there may be tractor-work and truck deliveries, cherry guns and noisy domestic farm animals such as cows, alpacas and donkeys within the vicinity of our property. We take no responsibility for any issues relating to noise on neighbouring properties.

    There will, however, be a slight reduction in the nightly fees when we are icing the peonies. This activity starts in late-May and ends in early-July. It is only carried out on very cold evenings so the ice on the peony plant does not melt too quickly. We ice between 7.30pm – 10.30pm only on these very cold evenings. There will be tractor engine noise and headlights in the distance from the Cottage; hence a reduced nightly rate: from $600 to $450.

    In the event of the premises becoming unavailable prior to your arrival through unforeseen circumstances, we will inform you immediately and endeavour to obtain suitable alternative premises or offer a full refund.

    The description of the property is given in good faith and no responsibility for misinterpretation will be accepted.

  • Your credit card details will only be used to pay for amounts relating to your booking where directed by you. This information will never be supplied to a third party by us and will not be used for any other purpose.

  • Full payment is required at the time of booking.

  • If a booking is cancelled after it has been confirmed, written notification is required. Where the booking is cancelled 7-14 days out from the commencement of the stay, 50% of the full accommodation price will be refunded to the credit card used to pay for the booking.

    In the event a booking is cancelled 0-7 days out from the commencement of the stay, the full accommodation price will be forfeited to Red Hill Peony Cottage.

  • Please note that if your booking needs to be changed due to “a lockdown” or other COVID related reason we will endeavour to reschedule your booking or issue a credit.
